We are currently looking for a Real Estate Manager – Europe, reporting to the Director of Real Estate. The position is based in our office in Stabio, Switzerland.

In this role you are responsible for reviewing, managing and negotiating leases, lease renewals, and the development of strategic planning and execution of new store expansion, portfolio management in the assigned region. To be successful in the role you are a goal oriented professional, determined to deliver on set targets while maintaining adherence to process and applicable timelines. As a manager, you ensure understanding and compliance with company and departmental policies/procedures and internal controls.

Responsibilities:

Manage the full spectrum of property assets: retails stores (380+), showrooms, offices and distribution centres; work directly with landlords and brokers to meet space needs/requirements; negotiate terms and conditions of leases; review offers to lease and lease agreements

Prepare and present the store opening case to the property board

Collaborate with lease administration on lease actions and lease execution

Coordinate store openings with the brands and other real estate activity related thereto; lease database management; key lease dates; communication of lease data to Store Construction, Brand Financial Planning and other key departments

Collaborate with Store Construction to ensure retail environments are opened on time, aligned with the vision from the brand and with the agreed financial parameters

Interface with external lawyers to review, negotiate and finalise lease documentation

Present overviews and various projects to senior leadership team

Requirements:

Ideally you have 5+ years experience in real estate leasing or management. Experience in retail is a plus

You are proficient in market strategy and site evaluation (qualification as a chartered surveyor is a plus)

Knowledge of lease language and related legal documentation

You are fluent in English

You enjoy negotiations and communication with various stakeholders, and are confident in dealing with people (internal and external) and aim to resolve issues diplomatically

You are resourceful with a high level of initiative and strategic thinking, and have a proven work ethic with utmost integrity

You are driven to excel, and possess an entrepreneurial spirit to continuously innovate and to achieve great results

Travel: 65 – 85% (primarily within Europe)
